NextGuest is your turnover platform, not a property manager. You keep full control of your listing, your pricing, and 100% of your booking revenue. You pay only for the turnovers and add-on services you request — nothing is skimmed from your bookings.
Every turnover is reviewed against our published cleaning standard before your guest arrives. If a clean does not pass that review, the assigned pro returns and corrects it at no additional cost to you, before check-in wherever the schedule allows. We cannot promise a specific review score — no honest company controls a guest — but we guarantee the certified clean it depends on, documented with proof.
Before-and-after photos are captured in-app — never uploaded from a camera roll — and stamped with time, GPS and the pro’s ID at the shutter. A Clean Certificate with a unique, verifiable ID is issued for every passed turnover and stays in your account. You may use this evidence for any dispute, AirCover claim, or your own records.
Lockbox, alarm and wifi codes are stored encrypted and are never shared in chats or spreadsheets. They are revealed to the assigned pro only during their job window, every reveal is logged in your account, and access is revoked the moment a job ends.
Every turnover pro is identity- and background-checked, certified to the NextGuest standard before working solo, and covered by liability insurance. A damage-and-inventory record is logged on every visit, protecting both you and the pro.
If a checkout leaves a property in a state that needs more than a standard turnover (for example a deep clean after excessive soiling), we will show you the before-photo evidence and a quoted amount. Nothing extra is charged unless you approve it in your dashboard.
You can add or remove properties and pause or cancel service at any time. Your certificates and proof remain available to you.
